生活景观

该住宅共有36层,占地面积为17 178平方米,其主要设计理念是打造与新加坡花园城市得天独厚的自然景观相互呼应的多层建筑。这一景观理念通过四大细节融入设计,包括通过细节设计打造出拥有各种有机纹理和样式的精致外观;通过大片落地窗、凸窗及双层通高阳台得以一览无余的城市美景;两种公寓类型所采用的室内“生活景观”设计理念;由开放式框架支撑的挑高结构增强了底层花园的透明度与连通性。

 

外观结构

阿德摩尔住宅的外观具有微型设计特色,交织着各种结构元素,如构成一条连续曲线的凸窗与阳台。建筑外观的样式每四层重复一次,圆形玻璃的利用构成了建筑内部的无柱角落,从视觉上使内部空间与外部阳台合二为一。相互交织的线与面将公寓团团围住,天衣无缝地嵌入遮阳装置,同时确保公寓的内部质量与外部面貌,从而形成了一个统一的整体。从不同角度远看过去,该住宅轮廓不一,而从正面混凝土楼层的不同开口近看过去,有机变化与过渡的观感便会随着你的移动而千变万化。

 

室内外景观

阿德摩尔住宅公寓体现了一种生活景观理念。实用的空间得以重新定义并向生活景观理念扩展,为住户提供一应俱全的功能。所有住宅均设有大片窗户及双层通高阳台,从而实现了室内外的生活体验。这些元素使住户得以从各个角度欣赏新加坡的城市美景。此外,大型阳台的立式设计也与较为私密的水平室内空间形成互补。该生活景观内的露台空间与日常居住的室内空间融为一体,使室内与室外的空间得以无缝连接。住宅立面的特色凸窗在玻璃上投下自然阴影,最大程度地降低热增量并为住户提供梦寐以求的植栽机会。
 

58套独立公寓的平面布局设计旨在提高日照时间,充分利用城市全景,为居室营造出宽敞开阔的感觉。该布局设计对文艺复兴时期的别墅原型进行了分析,并融入了夹缝空间的“cours d'honneur”理念,使同一房间的不同部分形成视觉联系。在阿德摩尔住宅的设计中,该理念得到充分利用和诠释,使公寓内的特定区域在视觉上互联互通。该理念还提升了卧室的私密性,为空间布局增添了四维观感。卧室两侧自成一脉,可满足不同需求,随时保持活跃状态。

 

连续景观

阿德摩尔住宅的第一层住宅位于该建筑的第八层,因此,这栋挑高的建筑底部便成了一个开放式框架,使底层景观得以全面贯通,触手可及,而公共便利设施也得以合理布局。虽然新加坡建筑规章对高层建筑的高度及占地面积做出了明确规定,但是风景对住户来说必不可少,因此,阿德摩尔住宅的挑高设计完整融合了所有固定参数,充分发挥潜力,优化设计理念,为住户打造浑然天成的居住与休闲景观。

The Ardmore Residence at 7 Ardmore Park in Singapore is located in a prime location close to the Orchard Road luxury shopping district and enjoys both expansive views of the panoramic cityscape of Singapore City and the vast green areas of its immediate western and eastern surroundings.

 

Living Landscape

The primary concept for the design of the 36 storey, 17,178 m² residential tower is a multi-layered architectural response to the natural landscape inherent to the'Garden City'of Singapore. This landscape concept is integrated into the design by means of four large details: the articulation of the facade, which through its detailing creates various organic textures and patterns; expansive views across the city made possible by large glazed areas, bay windows and double-height balconies; the interior"living landscape"concept adopted for the design of the two apartment types and the introduction of transparency and connectivity to the ground level gardens by means of a raised structure supported by an open framework.

 

Textured Facade

The facade of the Ardmore Residence is derived from micro-design features which interweave structural elements, such as bay windows and balconies into one continuous line. The façade pattern is repeated for every four storeys of the building, whilst rounded glass creates column-free corners, visually merging the internal spaces with the external balconies. Intertwining lines and surfaces wrap the apartments, seamlessly incorporating sun screening, whilst also ensuring that the inner qualities of the apartments and the outer appearance of the building together form a unified whole. From a distance the tower appears to adopt vastly divergent contours when viewed from different perspectives, whilst from close by the various openings in the concrete panels of the facade affect a sense of organic mutation and transition as you move around the building.

 

Inside-outside Landscape

The apartments in the Ardmore Residence embody the idea of a"living landscape". Functional spaces are redefined and extended into the living landscape concept, offering the possibility for versatile functionality for the occupants. An indoor-outdoor living experience is achieved through the inclusion of large windows and double height balconies in all of the residences. These elements enable a wide variety of views across Singapore City, while the large vertical balconies additionally offset the horizontality of the more private interior spaces. With the terrace spaces integrated into every-day internal living scenarios, the living landscape promotes seamlessness between interior and exterior spaces. Bay window features on the façade create natural shading on the glass to minimize heat gain and provide welcome opportunity for planting by the residents.
 

The floor plan chosen for the 58 individual apartments is designed to increase the amount of daylight and take full advantage of the panoramic views, thereby creating an atmosphere of spaciousness in the dwellings. This floor plan is based on an analysis of Renaissance villa prototypes – and the concept of a"cours d'honneur"as in between space which enable visual links between different parts of one and the same house. In the design for the Ardmore Residence this concept is appropriated and translated in order to allow for visual interconnection between specific areas within the apartments. This concept furthermore increases privacy for sleeping rooms and adds a four-dimensional aspect to the layout, as both wings can operate separately, service different needs and be active at different times of the day.

 

Continuous Landscape

The first residential level of the Ardmore Residence is located on the eighth storey of the building. An open framework is therefore introduced at the base of the raised tower which enables full connectivity and transparency across the ground level landscaping, while simultaneously organising the shared amenity facilities. Whilst building regulations in Singapore specify both the height and area of high-rise buildings, views are also deemed to be essential for the occupants. The raised design of the Ardmore Residence therefore integrally incorporates these set parameters to take full advantage of the potential they afford to optimise the design concept and simultaneously create a fully integrated living and leisure landscape for its occupants.

项目描述

 

该项目是一座非传统的创意性高层公寓楼,是奥斯陆全新滨水开发区系列规划建筑设施的一部分。公寓楼高54米,建造于一处长105米、宽21米的狭长地块上,建筑外墙由白色大理石和木质护墙板共同铺砌而成,是一座多功能型公寓楼综合建筑设施。楼内共有15层:1至8层为商务办公楼层,9至15层为公寓住宅楼层,整座建筑的总体使用面积为22 000平方米。其建筑结构紧凑而合理,办公空间设计灵活,办公环境舒适高效,而公寓楼层则拥有极佳的观景视野,且在公寓楼层的中央是一个大型的镂空状楼中高空花园,各个公寓单元住宅或环绕周边或盘旋其上,巧妙地为居民们营造出一系列的高空户外空间。

 

大楼中9、10两个楼层(即公寓住宅楼层中的一、二层)的公共人行走道形成了公寓住宅楼层的独立入口,站立于走道上,便可清晰俯瞰奥斯陆中央火车站和城市中心景观。从大楼底层步行至城市中心区、中央火车站以及机场快速列车站点都仅需5分钟路程;大楼背山面水,坐拥奥斯陆峡湾滨水景观,占据着峡湾城区天然的地理与环境优势。完善的城市基础设施建设,将为建成后的奥斯陆峡湾滨水开发区形成全新的城市商业中心区提供有利条件,而该项目的落成也将为当地20%的居民有效解决住房问题。

 

整座综合型公寓楼在占地1 000余平方米的普通开放地块上拔地而起,特色镂空状楼中高空花园将楼内的办公楼层与公寓住宅楼层明显区分开去。花园内设有全景观光电梯和若干走道式空中天桥,形成理想的缓冲空间和大型开放式公共露台,居民们每日往返于此,既能俯瞰奥斯陆峡湾美景,又能呼吸新鲜空气,高空花园俨然成为这座建筑中最具活力的亮点。

 

事实上,高空花园的独特设计是对这片滨水区域过于密集的建筑规划做出的有力回应,传统的公寓住宅设计在如此建筑密集型区域内,将无法满足全新城市滨水开发区的环保标准和生活质量标准的相关要求。因此,建筑师们经过巧妙构思,设计出这处镂空状的高空花园,以迎合相应标准,同时有效提升建筑整体的环保价值。在有限的城市环境中,这种镂空式的建筑架构无疑是相当可取的;然而,最为值得一提的是,它竟然在建筑密集的奥斯陆城市中心让露台式高层住宅变成现实,为居民们营造出高空赏景的开阔视野。

 

当然,在北欧的特殊气候条件下,这种创新型半开放式建筑结构难以避免地存在着一些客观缺陷:除全景观光电梯外,整个高空花园空间在恶劣天气情况下都将暴露于风雪中,这无疑给建筑结构的负荷和建筑室内的节能保暖造成了相当的压力,因此,这就要求建筑师在设计前期便要对建材的选用和项目的整体呈现效果做出清晰、明确的设计分析。此外,住宅空间与露台空间之间的相应基础设施配备也是尤为重要的,例如,紧急疏散通道和通风设施等。

 

办公楼层中的灵活空间布局,也造就了每个办公室良好的观景视角。同时,建筑师还制定出各种不同的解决方案,以有效改善楼层核心区和建筑立面沿边人行通道的相应环境,并确保营造出最佳的办公环境。

 

该项目既要达到B级建筑节能标准(即:每平方米耗电量应小于126千瓦时),又需符合挪威对于办公空间的相关建设要求,因此需要在二者寻求到平衡点。一方面,建筑本身的耗电量需得以有效控制,尽可能接近或达到相应的节能标准;另一方面,建筑师需要确保每一间办公室内的最佳自然采光效果,不得低于外墙距离10米内的能见度。同时,在确保办公空间灵活性的前提下,还应有效控制建筑外立面的传热系数,以营造室内冬暖夏凉的适温环境,因此,该大楼的建筑外墙达到了平均500毫米的异常厚度。最终的外墙设计呈现出了理想的自然采光效果,且各方面的环保性能也都达到了相应的标准,窗体的大小设计也将对未来毗邻建筑的光照影响纳入到考量的范畴。

 

这座公寓大楼的建筑特性就如同人体的皮肤、肌肉和骨骼,可以分为三个层面来分析:白色西班牙大理石外墙就如同人体皮肤;镂空状楼中花园露台折射出的建筑钢结构的坚固性正像人体坚实而发达的肌肉;而支撑起整座建筑的巨大垂向力便象征着骨骼所在。该建筑的建成为奥斯陆滨水区建设增添了一道亮丽景致,40平方米的楼中花园露台空间成为了项目设计中的点睛之笔。

 

作为全新滨水开发区系列规划建筑设施的一部分,该项目确保了50%的标准建筑户外空间绿化覆盖率。此外,高空花园也为该项目增加了额外的绿化值。同时,这座建筑独道之处还在于通过务实的建筑空间设计手法与白色大理石外墙的巧妙设计与应用,将办公空间与住宅空间和谐地融于一体。外墙上各式纹饰的精致镂刻也是该项目的一大特色。这些突出的建筑特点折射出建筑师对于该项目所在场地及其周边环境和建筑结构本身的特殊而深入的理解。

Project Description

 

The Carve is an untraditional high-rise apartment building, part of the Barcode Plan in Oslo’s new waterfront development. Enveloping a narrow strip of 21m by 105m (with a maximum height regulation of 54m) the white marble and wood panel clad building embodies a mix-use complex totaling 15 stories. The first 8 floors are designated office space, topped off with residential program, in a total of 22,000 square meters. The mixed program is structured compacting the flexible office spaces in an efficient machine and optimizing the views and outdoor spaces of the apartments around a raised, covered garden. 

 

The public passage that cuts through the first two levels facilitates for a pedestrian route through all Barcode buildings and generates the space for the separate entrance to the residential floors, connecting them directly to Oslo Central Station and the central arteries of the City. The project is situated in the “Opera Quarter”, part of the new Oslo waterfront development. Location is in fact one of the projects assets: it has the cosmopolitan character of downtown Oslo, 5minutes from its main arteries, the Central Station and the Airport fast-train – at the same time it has the idyllic Oslo Fjord views or the low-rise city with the Oslomarka (forest hills) in the background. All this is supported by a completely new city development and infrastructure (Oslo Fjord City). When completed, the “Opera Quarter” will be the new Central Business District and this project is part of the 20% residential program to be allocated in it.

 

The residential complex rests on 1,000 m2 of common, open areas - a garden terrace elevated far above street level that creates a distance to the corporate world underneath. Fitted with a panoramic elevator and open air bridges, this green foyer acts as a buffer zone, where every resident passes through on their way home. Both ends open on to communal terraces overlooking the Oslo Fjord due South and the cityscape due North and East. 

 

The covered garden is the physical response to the uncompromising real estate strategy of the Barcode Plan, where one-sided apartments are not allowed, in order to raise the environmental standards and the living qualities in the new City waterfront development. The result is equally uncompromising: one gesture removes the one-side apartments and creates a roof garden to two new inner facades. This architectural gesture might be the most noticeable feature; however the most notable one is that it allows for a terraced housing typology in the center of Oslo. The private terraces offer spectacular views either to the Fjord or to the City.

 

The lack of visible structural elements in the housing levels (except for the glass elevator) was a battle worth fighting for, with the challenge highlighted by the North-European climate requirements – regarding both temperature (energy, cold bridges) and structural loads (snow). This early design control allowed for a clearer hierarchy regarding material use and project expression. Different security levels between the housing and bank resulted in particularly complex infrastructures (emergency circulation, ventilation, etc.)

 

The office levels cater to a mix of open landscape to cell offices, allowing for a flexible range of layouts. An easy variation of the circulation (along the cores or the facades) guarantees efficiency in the different solutions, as well as securing the best working conditions.

 

The project had to balance the necessary requirements to achieve an energy class B building (less than 126 Kwh/m2) and the Norwegian working space requirements. To reach the required energy marks the building needs to be as closed as possible, and on the other hand we need to guarantee optimal natural light conditions for workstations (not further than 10m from the facades). This challenge, combined with the structural façade solution (office space flexibility) has resulted in unusually thick facades, with very high U-values (average 500mm insulation). Ultimately the façade is designed for optimal daylight and environmental performance and the window size variation results of the overlay of 2 parameters: the energy/heat exposure (sun studies taking account of the coming neighboring buildings) and the structural efforts inside it.

 

As part of the Barcode Plan, the project guarantees the regulated green area of 50% of the buildings footprint within the uncovered, open air green surface. The covered garden area comes as an added value. The unique character of the building rests on its pragmatic approach to its programmatic duality between the nature of the office and that of the housing. Expressing this dialogue is the system behind the white marble façade. The façade grid (module), flexes at the points of higher effort. These points reveal both structural and conceptual effort, representing the areas where ideas conferred activity/changes on the shape of the initial block.

 

Borrowing the body analogy, the materiality of the building can be analyzed in its three layers: skin, muscle and bone. The white Spanish marble represents the skin. The incisions in this shape reveal the composite wood panel surfaces (muscle). And at last the opening through the covered garden exposes the hefty steel structure – the bones relaying the massive vertical forces back towards the ground. The Carve combines and offers some of Oslo’s stunning new waterfront penthouses, with 40m2 terraces and panoramic common garden in the same entity of a highly efficient office machine.

a-lab (Arkitekturlaboratiriet AS) is a young international architecture office involved in a variety of innovative and experimental projects with a global character. a-lab was founded in 2000 and has two partners, Geir Haaversen and Odd Klev. The office consists of 42 architects with diverse backgrounds and experience, and a project administrator and a marketing coordinator.

 

All a-lab projects currently under construction are results of won competitions. a-lab is working on a wide spectrum of projects of various scales and with different programs. Our projects range from museums, housing projects and office buildings, to master plans and urban projects with complex programs. With designers that have different skill sets and experiences we are able to operate in all phases of the design process. Moreover, we invest a lot of energy in the sustainability aspects of each of our projects.

916日晚,有机构向新闻媒体透露说,央行通知五大商业银行,将在最近两天分别向每家做1000亿的SLF(常备借贷便利),期限为3个月。总额5000忆的SLF虽是有成本的短期融资,但由于是央行放款,实际投放了5000亿的基础货币,对于106万亿的存款而言,这相当于全面降准0.5个百分点。

如此看来,今年多次实行“定向降准”,再加上给国开行1万亿抵押补充贷款(PSL),给五大行5000亿SLF,那么央行释放的基础货币应该达到相当于1个多百分点的全面降准,显示货币政策非常宽松。

比起货币环境的宽松,经济数据并未走好,特别是最新公布的8月数据在工业增加值、PMI、发电量、固定资产投资、消费等方面均表现欠佳,市场对宏观形势判断随之变得悲观,连一贯对中国经济乐观的经济学家林毅夫也呼吁调低明年增长目标,将增长率定在7.0%7.5%之间。而股票市场周二的放量下跌,或许终结市场牛市梦,下跌原因也是源于投资者对企业盈利预期的悲观。

央行再次放水,与李克强总理此前在夏季达沃斯论坛上的表态并不一致,这反映出宏观管理当局的矛盾心理,既要坚持调结构、促改革战略,又要顾及短期经济波动,而这样的矛盾心理必然导致调控方式与政府理念的冲突,从而使市场无所适从,难以对宏观经济做出明确预期。

 

增长目标矛盾。

政府提出宏观调控上下限的新概念,其中下限指标有两个,一个是增长率,一个是就业水平。这两个看似统一的目标,实际存在矛盾。学界普遍认可就业与潜在经济增长率相关的奥肯定律,但奥肯定律有其局限性,其并不能完全真实反映就业与增长率的关系。如果经济增长依靠资金密集型行业带动,那么增长的结果未必带来就业大幅度增长。相反,较低工资水平,或轻资产的某些服务业,可以为社会提供大量就业机会,却可能导致较低的GDP增长。这样看,增长率与就业水平同时作为宏观调控下限的判断标准,容易产生冲突。

 

决策逻辑矛盾。

政府认识到了前期过度刺激的危害性,因而顾忌泡沫继续膨胀,进而强调要调结构,要促改革,并在此过程中去杠杆、去产能。这样的思维应该要求稳中偏紧的货币政策,并容忍较低的增长率,但由于年初政府制定了7.5%的增长目标,这不免与长期调整的思路产生冲突。这样的矛盾似乎不该出现,但由于“十八大”定下了经济总量翻番的任务,那么政府不得不维持年均7%以上的增长率。因此,政治要求与经济现实不可避免打架,而要达到两个目的,必然在决策中产生矛盾心理,既要吃鱼,也不肯放弃熊掌。

 

调控方式矛盾。

政策目标与决策逻辑均存在矛盾冲突的条件下,宏观调控方式也必然自相矛盾。一方面强调“微刺激”,另一方面不得不持续“微刺激”,以期达到既避免市场再度产生通胀预期,又实现经济稳定增长的决策效果。但由于宏观调控工具具有总量特点,那么这种依靠结构性工具的调控方式,并不能向市场传递有效信号,特别是货币政策,在“新常态”认识下,商业银行会提高风险控制要求,从而使“定向降准”等政策无法传导到实体经济。这就表现为,调控政策不断加码,而政策效力却无法达到预期目的。

可以说,宏观经济管理中的一系列矛盾冲突,导致反周期措施无法释放准确有效的信号,从而使调控效力下降,并使市场对宏观预期产生困惑。这样畏手畏脚的宏观调控状况,最好不要成为“新常态”。(刘杉,经济学博士,中华工商时报副总编辑)
